Why planning is key to unlocking land opportunities.

We’ve seen a clear shift in the conversations we’re having with landowners around planning.

Planning is no longer just the technical step at the end of a project. It’s often where opportunities are identified, shaped and ultimately turned into reality.

With James and Tom leading this area, we’re continuing to strengthen our planning capability, giving clients clear advice in the early stages and helping projects move forward with confidence.

It starts earlier than you think…

Planning consent is often seen as a hurdle to overcome, but in reality, it’s where the groundwork is laid. Understanding what’s possible, what’s viable, and how a proposal is likely to be received makes a massive difference. Not just to whether a project is approved, but to how successful it is long term.

We’re focused on ensuring we deliver early clarity.

Supporting agricultural & rural commercial and domestic projects

Working across the West Midlands and East Anglia, much of our planning work sits within agricultural and rural projects. Farming continues to evolve and so do the needs of landowners.

From new agricultural buildings to rural worker dwellings and change of use opportunities, planning plays a central role in helping your land and assets work more effectively.

Diversification remains a key driver. Whether it’s renewable energy projects, alternative commercial uses or more niche ideas, securing the right planning consent is what turns an idea into a viable opportunity.

Making sense of the different routes

One of the biggest challenges is understanding which route to take.

Permitted development rights such as Class Q (agricultural to residential) and Class R (agricultural to commercial) can offer a more straightforward route in some cases.

In others, a full planning application provides more flexibility and a better long-term outcome.

Knowing when to use each approach is where experience really matters.

Residential and commercial opportunities

Planning also plays a key role beyond the farm gate. From self-build plots through to larger-scale residential development, understanding the potential of a site early on can shape how land is used and its overall value.

The same applies to commercial development.

Whether expanding an existing business or delivering something new, planning policy is generally supportive where there is a clear economic benefit, but the detail needs to be right.

Not everything goes to plan

Of course, not every project starts with planning in place. We can assist with retrospective applications and lawful development certificates, helping resolve situations where development has already taken place.

While it’s always better to plan ahead, the right advice early can still bring clarity and certainty.

Bringing everything together

Planning isn’t just about submitting an application.

It involves coordinating a wide range of inputs from ecology and heritage through to transport, flood risk and engineering reports, all of which need to come together to support a proposal.

Part of our role is helping clients understand cost implications from the outset, including CIL and Section 106 agreements, and where possible, negotiating to reduce or remove them.
