Residential letting options
Full management
Our full management service includes the following:
- Inspection of property and market appraisal
- Advertising of property on our website, OnTheMarket, Facebook and local press
- Erect to let board
- Receiving tenant enquiries and carrying out viewings of property
- Referencing prospective tenants and carrying out credit checks
- Confirming prospective tenants’ right to rent in the UK and ID checks
- Preparing tenancy agreement
- Receiving and registering tenancy deposit with the Tenancy Deposit Scheme
- Receiving the first month’s rent and rental payments for the duration of the tenancy
- Preparing inventory of the property*
- Conducting check-in
- Dealing with issues arising during the tenancy, organising repairs and maintenance and paying bills on the landlord’s behalf
- Carrying out six-monthly inspections of the property
- Carry out check-out at end of tenancy
- Return deposit to tenant following liaison between landlord and tenant if any issues arise
Residential property sourcing
Our residential property sourcing service includes the following:
- Identify target property
- Identify return from property
- Carry out basic visual inspection of property and provide recommendations
- Negotiate and submit offer subject to contract with vendor’s agent
- Work with trusted mortgage provider who can recommend the correct product
- Liaise with solicitor whilst transaction concluded
- Provide full managed service as detailed above
Commercial Lettings
Our commercial lettings service includes the following:
- Inspection of property and market appraisal
- Advertising of property on our website, Rightmove, Facebook and local press
- Receiving tenant enquiries and forwarding to landlord to conduct own viewings
- Negotiating rent and terms of tenancy / licence.
- It is the landlord’s (or their solicitor’s) responsibility to put in place the legal documentation for a tenancy / licence agreement.
We can also document the lease for a commercial agreement for an additional fee of £250 + VAT
